Home Inspections

Weak laws make it easy for anyone in New Jersey to become a home inspector almost overnight.

Seriously…there is no experience required in New Jersey.

Would you want some inexperienced inspector conducting an inspection
on your dream home?
I think I know the answer to that one ... but that's exactly
what's happening to many home buyers in New Jersey.

The only requirement to become a home inspector is to take a 5-week class and
completion of 15 mentored home inspections and you got your license. No
experience or prior experience required!

So now that you know ••• How does one select the right inspector to inspect their potential new home? Why choose Vasser &
Associates Home Inspections (VAHI)?

Hi, I’m David Vasser, the President and Owner of Vasser & Associates Home Inspections (VAHI). I have over 20 years experience as a licensed carpenter and contractor; buying, renovating, and inspecting homes in the New Jersey and New York areas.

As a homeowner myself, I realize that purchasing a home can be a very stressful time for anyone and my primary goal is to help you understand this process.

But first, let me explain what an inspection is and how it can
actually help and benefit you.

A home inspection consists of a non-invasive visual inspection of your home and its
systems. It's important that you know the conditions of the foundation, the roof, the AC and heating systems, along with the plumbing, electrical systems, appliances
and everything else.

After the inspection, the home inspector will compile both a detailed and a summary report outlining their findings. Many homeowners (living in the house) are totally unaware of the fact that their homes could potentially have problems that
need major repairs. I'm sure you don't want to pay for these repairs yourself after
moving in, do you?

That's why having this information prior to closing puts you in a better position to
negotiate price, repair costs, etc.

                 Here's What We Do...

A Certified Inspector will spend two to four hours thoroughly evaluating all aspects of the property you are purchasing, from the roof to the basement and all the areas
in between.

And you know what? We want you to come along with us during the course of the inspection. Ok? If you're a veteran home buyer, it may not be as important that you're there the entire time. However, if you are new to the home buying process, it's very important that you're there from start to finish receiving the priceless information we give you so you can make an informed decision about the property.
We'll not only inspect the house you're buying, but we'll share with you what needs to be maintained and why. You'll get a real education about your new home. Don't worry, we'll explain everything in terms you can understand. We are a jargon free company.

“The leak you found in the Sun Porch cost
$10/000 in repairs ...”
  John Henderson, Clifton, NJ

That's a true testimonial above, and even better than that, the "Seller" had to pay the $10,000 bill to get the leak fixed...

Knowing the "true condition" of a property before you buy it puts you in a better
position to negotiate the costs and repairs prior to closing. These aren't the types of problems you want to know about AFTER you buy the house!

As your home inspector, it's my job to provide you with a thorough inspection, and to present you with a professional and impartial opinion as to the true condition of the property before you buy it... {Scroll over pictures for details.}

This is NOT good! The white pipe needs caulking and a boot at the bottom of it to properly seal it.

Should you pay for these problems?  Absolutely NOT!!! [That's why it's essential that you hire an inspector that has the experience and the knowledge to know what to look for.  This is not the time to leave one of your largest investments to chance.]

There is evidence of mold here--possibly from a leak. Needs to be researched and corrected. The sheetrock on the ceiling reveals a water stain indicating there is a leak somewhere.

This is the front porch. There appears to be a leak. This should be repaired or replaced by a qualified professional.

Having this knowledge BEFORE the closing, allows you to be in a stronger position to renegotiate price or repairs. There's no reason for you to pay for someone else's mistake. Right?...
