But first, let me explain what an inspection is and how it can
actually help and benefit you.

A home inspection consists of a non-invasive visual inspection of your home and its
systems. It's important that you know the conditions of the foundation, the roof, the AC and heating systems, along with the plumbing, electrical systems, appliances
and everything else.

After the inspection, the home inspector will compile both a detailed and a summary report outlining their findings. Many homeowners (living in the house) are totally unaware of the fact that their homes could potentially have problems that
need major repairs. I'm sure you don't want to pay for these repairs yourself after
moving in, do you?

That's why having this information prior to closing puts you in a better position to
negotiate price, repair costs, etc.

A Certified Inspector will spend two to four hours thoroughly evaluating all aspects of the property you are purchasing, from the roof to the basement and all the areas
in between.

And you know what? We want you to come along with us during the course of the inspection. Ok? If you're a veteran home buyer, it may not be as important that you're there the entire time. However, if you are new to the home buying process, it's very important that you're there from start to finish receiving the priceless information we give you so you can make an informed decision about the property. 
We'll not only inspect the house you're buying, but we'll share with you what needs to be maintained and why. You'll get a real education about your new home. Don't worry, we'll explain everything in terms you can understand. We are a jargon free company.

Knowing the "true condition" of a property before you buy it puts you in a better
position to negotiate the costs and repairs prior to closing. These aren't the types of problems you want to know about AFTER you buy the house!

This is NOT good! The white pipe needs caulking and a boot at the bottom of it to properly seal it.

 

Should you pay for these problems?  Absolutely NOT!!! [That's why it's essential that you hire an inspector that has the experience and the knowledge to know what to look for.  This is not the time to leave one of your largest investments to chance.]

 

There is evidence of mold here--possibly from a leak. Needs to be researched and corrected.The sheetrock on the ceiling reveals a water stain indicating there is a leak somewhere.
